How We Work

Category-defining difference

As Australia’s largest privately owned live-stay operator, we’re able to do things our way: free from bureaucracy, with a focus on long-term value over short-term gain.

Growth that means more for you

As we grow, so do our services. That means more options for your asset, less risk for your investment, and greater potential returns all-round.

Experience-led expansion

We stick to what we’re good at. Whether it’s a new location or a new live-stay platform, every opportunity we pursue is rooted in expertise and our ability to deliver.

Leading-the-curve expertise

Our unique balance of curiosity and can-do keeps us ahead of the sector, and our clients right there on the leading edge with us.

Homegrown and hands-on

100% Aussie-owned and operated, our teams are on-shore and on-call. We’re responsive when you need us, and always working in your asset’s best interests.
LiveStay History

How we got here

2002

Rhys and Alex lease out their spare room in Bondi and identify a gap in the market for extended stay accommodation.

2005

Over the next three years, our team grows Furnished Property across Sydney’s Eastern suburbs, renting nearly 100 rooms.

2006

Expanding to the CBD and Surry Hills, the portfolio totals 200 rooms, in furnished apartments and shared accommodation.

2008

As Furnished Property reaches a landmark 400 rooms, we open the Central Railway Hotel in Redfern.

2012

We continue to expand by adding Sydney’s Central Station Hotel to the fold.

2016

The Veriu brand launches with 39 serviced suites in Randwick. At the same time, we partner with Folkestone to launch a 144-room hotel in Green Square.

2018

2018 is a big year. We launch UKO, acquire Punthill Apartment Hotels in Victoria, and welcome Zed as a co-owner and leader of Veriu and Punthill.

2018-2024

We launch 38 new properties, opening in regional markets and bringing Punthill to Sydney, Veriu to Melbourne, and UKO to both.

2022-2025

We start working on 21 more sites, including our first properties in Perth and Adelaide.

2026+

Even more launches are planned for 2026 and beyond.

Strategy

Perpetual Success Network

We grow by sharing knowledge. By making our development and advisory service part of the process, we make sure you have the right live or stay class (or mix of classes), with the right brand for your market.

We also grow with intention through a network strategy that continually deepens our customer pool and increases yields. All the better to reinvest in improvement and industry-leading innovations.

Future plans

Fast-scaling growth

With some 2,500 new apartments coming online in the next few years, and 4,500+ keys in operation by 2027, LiveStay isn’t stopping. We’re currently scouting 200+ target locations around Australia, so if you’d like to discuss how we can work together, please get in touch.
